DEED  OF SALE

THIS DEED OF SALE is made on this  __________day of _________, 200_  between Sri_____________________________S/o, w/o. d/o_____________________________ By faith ___________________by profession_________________________________

Resident _______________P.S. _______________city_______________ in the district of _______________( Assam ) hereinafter called the vendor , on the one part 

                                                                                      AND

Sri _____________________________S/o,  w/o, d/o. ______________________by faith_______________________by profession_________________________________

Resident of _____________P.S. _____________________________in the district of __________________Assam,  hereinafter called the purchaser , on the other part

WITHNESSES AS FOLLOWS:

Whereas the vendor is the absolute owner of a plot of land measuring _________bigha________katha________lecha descriptions of which are given in the schedule below, having got his/her  name recorded in the records of right and is in peaceful physical possession thereof.

And whereas the vendor has agreed to sell and the purchaser has also agreed to purchase the aforesaid  plot of  land/ property at a total consideration of Rs.____________________( Rupess…………………..) only.

NOW THIS DEED OF SALE WITNESSETH :

That in pursuance of the said agreement and in consideration of the said sum of Rs._________________( Rupees _____________________)  only paid to the said vendor by the said purchaser, the receipt where of the said vendor hereby acknowledges and  also in consideration of the agreement herein after contained, the vendor hereby  conveys,

transfers and assigns the said  land absolutely to the said purchaser, his heirs, executors and administrators, free from all encumbrances and all the right, title, interest, claim and demand whatsoever the vendor had in or upon the said land or in every part thereof vested in the said purchaser, his heirs, executors and administrators to have and to hold the said land and the  said vendor agrees with purchaser, his heirs , executors and administrators in the manner aforesaid.

The vendor and all other persons claiming under him/her shall and will from time to time at the request of the purchaser, his heirs  , executors and administrators do and execute all such acts, deeds and things whatsoever for further and more perfectly assuring the said land to the purchaser.


The vendor has delivered the vacant, undisputed and uninterrupted physical possession of the aforesaid plot of land to the purchaser today.

Be it noted here that if the purchaser , his heirs, executors and administrators be deprived of the land or of any part thereof due to any defect in title of the vendor, the vendor shall compensate the purchaser proportionately.

IN WITHNESS WHEREOF,  the vendor puts his/her hand unto this deed of sale, on the day , month and the year first above written.
